Celeb R.E.: Big Bang Theory Star Kaley Cuoco Purchases Kardashian/Odom Tarzana Mansion

The latest celebrity real estate rumor comes from TMZ on January 25, 2014 who revealed that Big Bang Theory star, Kaley Cuoco and her husband Ryan Sweeting have purchased the Tarzana home formerly owned by Khloe Kardashian and Lamar Odom who are in the middle of a divorce. Kardashian/Odom first acquired this property for $3,950,000 on December 18, 2009 which if sold at today's asking price would translate into a profit of $1,549,000 before any expenses which is a pretty good return after close to 4 years of living in the home. Its been speculated that Kardashian has already moved back to the mother's nest in Hidden Hills while Odom might be in Florida where he owns another home.

Going back to Cuoco who is no stranger to the SFV as she currently owns a Sherman Oaks home (shown above) that was purchased on November 19, 2010 for $2.4 million and featured 5 Beds/5 Baths on 5,233 sqft on a total lot size of 10,750 sqft built in 2004. Does this mean Kelly will be selling this home in the near future after moving to Tarzana?

Prior to the Sherman Oaks home mentioned above, Cuoco owned another Sherman Oaks home (shown above) that measured 3 Bed/2.5 Bath on 2,171 sqft on a total lot size of 10,510 sqft built in 1937. This home was purchased for $1,355,000 on October 7, 2005 and sold at a $500K loss on August 31, 2011 for $822,500 which was discussed here with more detail

I am about 11 days late (January 17, 2014) this rumor but got to post it anyway because everyone and their mom is talking about it so cant be left out even though I dont understand how the Kardashian clan is still popular and relevant in pop culture. The news officially broke out by Domainehome.com which revealed that Kourtney Kardashian has decided to list her Calabasas mansion after interior designer, Jeff Andrews, finished decorating this fall. 

The home measures 4 Beds/4.5 Baths on 5,400 sqft on a total lot size of 0.52 acres built in 2004 in the exclusive guard-gated Oaks of Calabasas. The home was first listed on January 22, 2014 for $3,499,000 with the following listing description:
East Coast traditional view estate within the prestigious guard-gated Oaks of Calabasas. Dramatically re-imagined by celebrity interior designer Jeff Andrews, and recently featured in several design publications, the home affords approx. 5400 Sq. Ft. Kardashian indicated to Domainehome.com that the reason for the listing is to move on and try a new project. Lo and behold a couple of days later and Eonline.com reported that Kardashian was purchasing former NFL star Keyshawn Johnson's 6 Bed/7.75 bath on 11,746 sqft on a total lot size of 1.86 acres mansion (shown above) also in the Oaks of Calabasas for an unknown price which should make moving easier. Johnson has been trying to sell this property since 2011 when it first popped up for $11,995,000 and was removed from the MLS on December 31, 2013 with a list price of $8,495,000. And for a history lesson, Kardashian lived in a smaller Calabasas prior to the purchase of the home mentioned in this post. She purchased the home for $829,000 on July 28, 2006 and sold on July 1, 2010 for $700,000 taking a $129,000 loss. The home measures 3 Beds/2.5 Baths on 2,245 sqft on a total lot size of 6,516 sqft built in 1987 (pictures shown below). Celeb R.E.: Former NFL Raiders Running Back and SFV Native Justin Fargas Moving Out of Sherman Oaks Architectural Home

Fresh on the MLS is the Sherman Oaks listing of an architectural home belonging to Justin Fargas with an asking price of $2,795,000 on January 23, 2014. 

Former NFL Raiders running back, Justin Fargas, is a native of the SFV who was born in Encino and attended Notre Dame High School in Sherman Oaks before attending USC. He was drafted by the Raiders in 2003 and played there until 2010 where he was dropped. The Denver Broncos briefly picked him up in 2010 but later released him before the start of the season. His dad is Antonio Fargas who is famous for playing "Huggy Bear" on Starsky and Hutch as well as other roles in several films and TV shows. 

The home measures 3 Beds/3.5 Baths on 4,892 sqft on a total lot size of 0.48 acres built in 2000. The listing description states:

Fargas purchased this home on July 17, 2008 for $2,295,000 just before the housing crash reached its lows. If Fargas sells at the current asking price, he stands to gain an even steven $500K before any expenses. 

Prior to the Sherman Oaks home, Fargas was living in a Chatsworth home that was purchased on March 11, 2004 and sold on September 28, 2012 at a $70,000 loss not factoring in expenses. This home was discussed on this blog which includes listing pictures. 

The reason for the sale or his future living situation is not known but it is possible he is moving to a more kid friendly home since he had his first child, a daughter named Justice, with LSU women's basketball head coach, Nikki Caldwell, in March 2012. Its even quite possible that Fargas is leaving the SFV to be closer to her baby's momma at LSU.

Back on November 13, 2013, gossip juggernaut, TMZ, revealed that Khloe Kardashian, sister of Kim Kardashian, and her husband, ex-Los Angeles Laker, Lamar Odom were quietly selling their Tarzana home due to a possible divorce. Lo and behold a couple of months later and the always hilarious, Your Mama, at the Realestalker, revealed on January 8, 2013 that Kardashian/Odom officially listed their home on the MLS for $5,499,000 and were in the beginning stages of a divorce confirming the rumors first announced at TMZ. 

The home measures 7 Beds/8 Baths on 8,000 sqft on a total lot size of 0.75 acres built in 2003 in the exclusive guard-gated Mulholland Park. The listing description states:

Celeb R.E.: Former Britney Spears Lease Previously Owned by Executive Ron Tutor in Hidden Hills Demolished And On The Market As A Land Purchase

Fresh on the MLS is the former leased home of Britney Spears in Hidden Hills that was demolished and made available as a land purchase on December 29, 2013 for $10,995,000 for a total of 3.39 acres. 

The home was previously owned by executive Ron Tutor who is chairman of Sylmar-based construction giant Tutor Perini Corportion. Ron Tutor is also known for leading an investment group including Colony Capital in the purchase of Miramax Films from Walt Disney Co. for $660 million in July 2010.

Britney Spears occupied the property reportedly paying $25,000 per month sometime in the beginning of 2011 and vacated at the end of 2011. The listing pictures and description of the property at that time can be viewed here

Tutor sold the home to a company called Safari View LLC on June 25, 2013 for $7,350,000 who later deeded the property to a company called Ashley Ridge Land LP on August 20, 2013. 

Surprisingly (or not), the new owners decided to demolish the 10 Bed/13 Bath on 19,107 sqft on 3.39 acres built in 1987 and made no improvements to the property aside from demolition (if that can be considered an improvement but the tennis court and pond remain) and listed the property 6 months later hoping for a $3,645,000 gross profit. So let me repeat here, the property was demolished with no new building erected or any other structure for that matter and listed at $3.7 million more than when a home actually existed on the lot. If this sells anywhere near the asking price, I need to get a job in high end real estate. 

However, to be fair and impartial, the housing market has supposedly recovered and Hidden Hills is a hotbed of activity with limited opportunities available especially land. Take note that Dr. Dre recently purchased 5 acres in Hidden Hills for $10.5 million in October 2012 discussed here. This is obviously a 1.61 acre difference but this was back in 2012 before the housing market rebounded significantly. So maybe the asking price isnt too far off and it just needs to come down $1 million or so. If any prospective buyer is not interested in building their own custom home, there is also the option of purchasing the former Lisa Marie Presley home measruing 8 Beds/9 Baths on 15,667 sqft on a total lot size of 3.01 acres that was demolished and built new currently asking $19.995 million and has been sitting on the market since April 2013 if that is any indication of how overly priced this area has become. The listing description is below:

Celeb R.E.: Recently Divorced Natasha Henstridge Lists Sherman Oaks Home After 2 Year Occupancy

The always informative, Lauren Beale, at LA Times Hot Property has just revealed that model-actress, Natasha Henstridge has just listed her Sherman Oaks home for $1.75 million on January 6, 2014. Henstridge purchased this home on June 3, 2011 for $1.3 million which was blogged about here. Speculation surrounding the reason for the sale after a short occupancy might be attributed to her divorce in July 2013 with her ex-husband, Darius Campbell, a singer-songwriter, stage actor, and author who were together since 2004 and wed in 2011. 

Henstridge started her roots in modeling at the age of 15 in Paris. When she was 21, she made her film debut in the film series Species. She has gone on to appear in various TV shows and films and last year was in the TV movies, "A Sister's Nightmare" and "Cold Spring." 

The home measures 4 Beds/4.5 Baths on 3,476 sqft on a total lot size of 8,770 sqft built in 1961. The listing description states:

Celeb R.E.: Lance Reddick of Fringe Calls Studio City Home

Back on November 22, 2013, the always informative Lauren Beale at LA Times Hot Property revealed that Fringe actor, Lance Reddick, purchased a Studio City home for $1,315,000 on November 21, 2013.

Celeb R.E.: Former NFL Star Marvel Smith Lists in Calabasas At A Loss Close to $400K

Back on November 19, 2013, the always informative Lauren Beale at LA Times Hot Property revealed that former NFL offensive tackle star, Marvel Smith, listed his Calabasas home on November 12, 2013 for $1,825,000. 

Smith who was born in Oakland attended Arizona State University where he was an All-American first-team selection in 1999, allowing only one sack all season. He was later drafted by the Pittsburgh Steelers in the 2000 NFL draft. Smith was considered by many to be one of the most important players on the Steelers' offensive line but was unfortunately hampered by back injuries  in 2007 until his eventual retirement in 2009. Smith also won two Super Bowl rings with the Steelers. He last played for the San Francisco 49ers where Smith's contract was bought out for $10.5 million. 

The home measures 5 Beds/5 Baths on 5,031 sqft on a total lot size of 0.31 acres built in 1992. The listing description states:

Smith originally purchased this property on May 30, 2006 for $2.2 million which means that if sold at today's asking price of $1,825,000 would generate a loss of $375K before any expenses and appears to possibly be a larger loss because the home has been sitting on the market for 35 days without any takers at the time of this writing. And I thought the housing market had fully recovered.

I am not sure why Smith originally chose Calabasas as his home or where he is headed off to next but hopefully he still continues to call the SFV home.

Back on November 19, 2013, the always informative Lauren Beale at LA Times Hot Property revealed that character actor, Jeffrey Dean Morgan, has sold his Studio City home for $2,115,000 on November 15, 2013. Morgan has been acting since 1999 and is best known for playing roles in Grey's Anatomy, Supernatural, 2009's Watchmen, and Magic City.  

The home measures 5 Beds/5 Baths on 4,320 sqft on a total lot size of 7,305 sqft built in 2008. The listing description states:

Morgan purchased this home for $1.9 million on December 4, 2008 and profited $215K before any expenses. I have no idea where Morgan is headed to but probably moving up in the SFV with his growing and successful acting career.

On a somewhat related note, fellow Supernatural co-stars, Jensen Ackles, also sold a Studio City home back on May 2013 and Jared Padalecki currently has a Studio City home currently on the market for $2,459,000.  Is it time to get out of Dodge or Studio City?
